Every indicative figure we publish, in one place, and an explanation of what actually moves the number.
A description and a property are different things. The same words, “I have cockroaches in the kitchen”, describe a twenty-minute gel treatment in a studio and a building-wide riser problem affecting eleven flats.
So the figures below are ranges, and the inspection is what turns a range into a price. It is free, and if the answer is that you do not need a treatment, you will be told that.
What moves the price
The main driver. A villa is not a large flat; it has ground contact on every side.
A problem noticed last week costs less than one that has been building since spring.
A commercial kitchen needs a different schedule and different documentation.
Annual cover costs less across a year than two call-outs and a remedial treatment.
A wasp nest on a third-floor soffit needs equipment a ground-floor one does not.
Quoted separately after a survey, because it is measured rather than estimated.
Two caveats, stated plainly.
First, these are indicative agency figures pending confirmation by Lulu Pest Control. They are here so you can budget, not so you can hold anyone to them.
Second, the cheapest quote is frequently the most expensive outcome. A single spray treatment that does not deal with the harbourage buys a few weeks, and you pay again. Ask any provider what happens if the problem returns, and ask them to put the answer in writing.
Two things genuinely cost nothing: the inspection, and identification from a photograph. Both exist because guessing wastes everyone’s time, and because a proportion of the calls we take turn out not to need a treatment at all.
Everything below is a range confirmed after the free inspection. Where a page on this site carries a more detailed table for a specific pest or property type, that table is the better guide.

FAQ
Because the same description covers jobs that differ by a factor of five. What we can do on the phone is tell you which range you are probably in, then confirm it after the free inspection.
Not automatically, but ask what it includes. A treatment without a follow-up visit, on a pest that needs one, is cheaper for a reason.
If you would otherwise call more than twice a year, yes. If your property has no history of problems, a one-off is better value and we will say so.
Not yet. They are indicative agency figures pending confirmation by Lulu Pest Control, and every page carries that note.
The inspection is free and the quote comes after it, with the reasoning attached.
