Industries
One contract across a portfolio, per-building reporting, and tenant visits coordinated, so you are not arranging pest control one flat at a time.
The problem
The recurring failure in managed residential is treating one unit at a time. A cockroach problem in a tower is a riser problem: treat flat 804 and the population in the riser repopulates it within weeks, and you pay again.
A building-level programme treats the common infrastructure, risers, basements, waste rooms, landscaping, and handles the units as part of the same job rather than as separate call-outs. It is usually cheaper across a year and it actually works.
The administrative half matters just as much: tenant notification, access coordination, and a per-building report you can forward to an owners association without editing it first.
Portfolios are priced per building, with the rate falling as the number of buildings rises. Common areas and unit visits are covered under the same contract.
| What is treated | Indicative price |
|---|---|
| Small building, under 20 units | AED 3,500 – 7,000 per year |
| Tower, 20–100 units | AED 7,000 – 20,000 per year |
| Large tower or community | On survey |
| Portfolio of 5+ buildings | Discounted, quoted together |
| Reactive unit visits | Included in the contract |
Indicative prices, confirmed after the free inspection. The final figure depends on the size of the property and how established the problem is.
The inspection
The vertical route that makes a single-flat treatment pointless.
The engine of most tower cockroach and rodent problems.
Standing water, drainage and the boundary with the street.
Ants, mosquitoes and the route to ground-floor units.
Unoccupied flats with dry traps, which vent drains straight into the building.
Warm, undisturbed and connected to every floor.
For the association
Written for an owners association to read, not for a technician to file.
Every building in one summary, so a trend across the estate is visible.
Tenant notification and scheduling handled by us, not by your team.
A visit history per unit, useful when a dispute arises.

FAQ
Because in a tower the population lives in the riser, not the flat. Treating one unit gives a few weeks of relief and a repeat call-out. Building-level work costs less across a year.
Yes. Notification and scheduling are part of the contract rather than something your team has to arrange.
Yes, and the per-building rate falls as the portfolio grows. Reporting stays per building so an association sees only its own.
On a building contract they are included. The whole point is that a complaint does not become a separate purchase order.
Tell us how many buildings and roughly how many units. Portfolios are quoted together rather than one building at a time.
