Industries
Treated outside working hours, with low-odour products, so nobody arrives on Sunday to a smell and an explanation.
The problem
Offices have one pest problem and it is almost always the pantry. Coffee grounds in a bin that gets emptied on Thursday, a dishwasher that is never run, a fridge nobody owns, and a sink trap that has not been cleaned since fit-out.
The second source is the floor void and riser: in a multi-tenant tower, cockroaches travel between floors and between tenants, and treating one office while the unit above is untreated buys a few weeks.
The practical constraint is that an office cannot smell of anything on Sunday morning. Everything we use in occupied office space is low-odour and applied to voids and hinges rather than sprayed across desks.
Offices are priced by floor area and by how many pantries and waste points there are, since those are where the work actually happens.
| What is treated | Indicative price |
|---|---|
| Small office, under 200 m² | AED 300 – 600 per visit |
| Office floor, 200–800 m² | AED 600 – 1,400 per visit |
| Multi-floor tenancy | AED 1,400 – 3,000 per visit |
| Quarterly contract, small office | AED 1,200 – 2,400 per year |
| Server room and comms riser | Included |
Indicative prices, confirmed after the free inspection. The final figure depends on the size of the property and how established the problem is.

Where the bins go overnight, and how long they sit there.
Overwatered planters and upholstered seating, which hold moisture and debris.
Cardboard arriving from a warehouse is the single most common way cockroaches enter an office.

FAQ
Yes, evenings and weekends, at no extra charge on a contract. It is how most office work is done.
It should not. Occupied office space is treated with low-odour gel and targeted application rather than spray, specifically so Sunday morning is normal.
We will say so, in writing, to building management. Treating one tenancy in a shared riser is a temporary fix and we would rather tell you that than keep billing for it.
Yes, and they are worth checking. Warm, undisturbed, full of cable entries and rarely opened, a good place for activity to establish unnoticed.
Tell us the floor area and how many pantries there are. The survey is free and out-of-hours access can be arranged.
